NOTICE OF A PUBLIC HEARING FOR A MINOR VARIANCE
16 Compass Trail, former Village of Port Stanley

TAKE NOTICE that an application has been made by the owner Compass Point Inc. for a minor variance pursuant to Section 45 of the Planning Act, c. P.13, R.S.O. 1990, as amended, on lands known municipally known as 16 Compass Trail (Block 67, 11M241) former Village of Port Stanley, Municipality of Central Elgin.

The Committee of Adjustment of the Municipality of Central Elgin will hold a Public Hearing on Thursday, August 24, 2023 at 12:50 p.m.

The meeting will be conducted in person in the Council Chambers 450 Sunset Dr, St. Thomas and via Zoom Webinar. The subject lands are located within the Residential Zone 2 (R2-5) of the Village of Port Stanley Zoning By-law No. 1507, as amended.

The applicant has applied for a minor variance from the provisions of the Village of Port Stanley Zoning By-law No. 1507, as amended. The applicant is requesting the following minor variances:
  1. To permit a minimum of 1.45 off-street parking spaces per unit for an apartment dwelling, whereas Subsection 9.3.2.5.11 of the Zoning By-law requires a minimum of 1.5 off-street parking spaces per unit for an apartment dwelling.
  2. To permit a maximum density of 110.7 dwelling units per net hectare, whereas Subsection 9.3.2.5 of the Zoning By-law permits a maximum density of 110 dwelling units per net hectare.

The applicant is proposing to develop the subject lands with a six storey apartment dwelling, containing 70 dwelling units, as shown on the site plan accompanying the application.
